The primary objective of this project was to create a vibrant beachfront, tourist, residential, business and leisure district that would give the city a complete new image and change the whole perception of Rabat.
The development area consists of 11.5 km of beachfront property, with the master plan catering for the upgrading of the existing road structures to compliment and improve the existing public transport network. This project includes for the introduction of new medical, educational, community and cultural institutions, culminating in a total built G.F.A of three million square meters.
Urban design principles and development guidelines were developed to greatly enhance the public experience of the Rabat cornice, such as creating visual corridors or “avenues to the sea”, the introduction of landscaped parks, public squares and a beachfront promenade, the creation of walkable neighbourhoods, encouraging a vibrant 24 hour day lifestyle.
The primary Design intention is to integrate the new developments with the established adjacent urban fabric. This includes sensitivity to the height of existing buildings, pedestrian routes and architectural language.
